Property is any physical or intangible entity that is owned by a person or jointly by a group of persons. Depending on the nature of the property, an owner of property has the right to consume, sell, rent, mortgage, transfer, exchange or destroy his or her property, and/or to exclude others from doing these things. Important widely-recognized types of property include real property (land), personal property (physical possessions belonging to an person), private property (property owned by legal persons or business entities), public property (state owned or publicly owned and available possessions) and intellectual property (exclusive rights over artistic creations, inventions, etc.), although the latter is not always as widely recognized or enforced. A title, or a right of ownership, is associated with property that establishes the relation between the goods/services and other persons, assuring the owner the right to dispense with the property in a manner he or she sees fit. Some philosophers assert that property rights arise from social convention. Others find origins for them in morality or natural law. From Wikipedia under the
GNU Free Documentation License What is sole benefit of property and debt in a divorce? Q. I live in Minnesota going through a dissolution of marraige. My understanding is marital property and debt is divided 50/50. Each party keeps all property and debt prior to the marraige. I believe like a car is considered sole property when that person is the only one who uses it. I believe the debt still will need to be paid to me even though it is consolidated in other loans. Asked by Daniel S - Thu Apr 16 22:00:04 2009 - - 2 Answers - 0 Comments A. Is Minnesota a community property state? if so, what matters is when the assets and liabilities were acquired. If acquired during the marriage then it is 50/50... if you and your wife are somewhat reasonable the separation of property can be pretty simple. After winning the tax lien auction and paying the promised amount + misc fees, what other financial obligation does property Tax lien investors have during the 1 year redemption period if there is an outstanding mortgage on the property? Asked by T L - Mon Dec 31 01:12:44 2007 - - 2 Answers - 0 Comments A. words_that_live_on is completely incorrect, and obviously has not ever bought a tax lien. You have no financial obligation whatsoever on this piece of property. You have now become a lienholder on the property. What this means is that if the current owner of the property wants to transfer ownership (sell) or refinance the property, he/she must pay you off, along with any other lienholders, first. Nice thing is, if the owner does not pay you off, and the next years taxes are not paid either, you have first dibs on them. If this happens for 3 years, you can petition with the county to own the property. There are a few forms to fill out, some fees to pay, and some time to wait. Also, the lender can go ahead and pay you off so they… [cont.] Answered by trblmkr30 - Mon Dec 31 01:48:56 2007 How long before I can sell a recently purchased property to an FHA buyer?
Q. I had a recently purchased property under agreement with an FHA buyer. I have owned the property for 6 weeks and was 5 days from closing when her mortgage company said they can't close because I have not owned the property for 90 days. My problem is we have been under agreement for 6 weeks with a closing date and this comes up. Is this a new rule or an oversight on the mortgage company. The property is in Mass.
